Get Your Office Move Wrong and It Can Cost You Millions

I have been working in this field for 25 years, and I am constantly surprised by the naiveté of companies in the way they go about moving office, and the costs they are ultimately willing to commit over 10-15 years without having any idea of what they’ll need in terms of office design and build, and how critical that decision will ultimately be in the development of the business.

Office space is expensive! Get it wrong, and you will literally be paying for it for years. Your staff will be unhappy, demotivated by their surroundings, and in the long run, your business cannot reach its potential.

Consider the long-term costs to the business of acquiring a building with too much – or even too little – space. If you were to consider current rental costs in London’s West End, they’re in excess of £100, £115, £120 per square foot, and the cost of getting it wrong over 15 years could be £800 or even £1500. Multiply that by 10,000 sq ft, and you’re talking about massive overpayments of £16m before office design costs..

Let’s stick with smaller 15-year terms and suggest that £50 a square foot is a middle income rent. If you took £50 per square foot for a 5000 sq ft building and get it wrong by say, 10%, the cost overrun will be £5m over a ten year term, or £7.5m over a 15-year term.

Taxi services are available just outside the Bangkok Arrivals/Transportation area. Go to the exit doors and look for the “Taxi Stand” and line of taxis waiting for passengers. The worker at the taxi stand will ask where you are going, tell him “Silom”, or if you prefer, we have provided a taxi card above that you can print and show it to the taxi driver. In order to get a fair price from the taxi driver, say “meter.” Note that there is a 50 Baht extra charge for taxis that leave the airport from the taxi stand.In order to get a fair price from the taxi driver, say “meter khap” to him as he is putting your bags in the car. Or you can wait until inside the taxi, but make sure you say “meter” otherwise the driver will most likely not turn on the meter and overcharge you. Once you’re in a taxi and en route to Silom Convent Garden, the taxi may recommend using the “Toll-way” if your destination is deep into Bangkok. This is usually a good idea, especially if it’s the middle of rush hour and you’re headed deep into downtown Bangkok, which is where Silom Convent Garden. Typical protocol for paying for this (it’s not included in the metered rate) is paying the driver as the tollbooths come. The “Toll-way” won’t cost more than Bt120 at its furthest point.

I have always thought that picking out upscale office design is sort of an art. It is much more difficult than picking out dining room design or other home design. You see, most people don’t spend very long on any of the chairs in their house. They will sit down for a meal, hang out on the recliner in front of the TV for an hour, and that’s it. By contrast, you spend hours and hours in your office. A typical executive might be sitting still for 40 hours or more every week in his office desk chair.

Nonetheless,  no one wants to give up elegance for comfort. It is fine to own ergonomic office design, but it also has to look professional. The upscale office design you buy, you see, expresses a lot about you. People make assumptions immediately when they enter your office. They will know whether you have modern or classical tastes, and infer things about your managerial style and your business principles from this. Even if it is more comfortable, you don’t want people to come into your office and see you sitting on a rubber ball or some other newfangled modern design!

Modern   V Classical Design

The best upscale office design should be fairly classic. It should be simple and elegant, not tacky and trendy. I have always loved leather design, and I firmly believe that it is the best choice. A comfortable, black leather chair conveys power, efficiency, and good taste. It will also go well with any office desk that you choose. A lot of people think that normal office chairs are the rule, but they really aren’t. There is nothing that says that you are required to work in a swivel chair with wheels on the bottom. As a matter of fact, much of the best upscale office design is made without wheels. A solid chair with armrests will be more comfortable, more stable, and more durable.

Summary and Conclusion

The type of office you run should influence your choice in upscale office design. For example, if you spend most of your time at your desk, you might want to buy a chair without casters. If, however, you are always on the move or have several different workstations,  a chair with rollers on the bottom will be a much better choice. Make sure that your choice in  upscale office design reflects not just your tastes, but your needs as well. After all, good design is important if you want to run an efficient office.
