When I suggested that we switch over to VoIP, the COO was skeptical. He had VoIP at home and the quality wasn’t great. I explained to him that business VoIP providers also operate over our internet connection, but because our office has a T1 line, the connection would be crystal clear. We could also keep the equipment we already own. He was convinced, so I began the switch. It took about six months to complete the transition, but he tells me the CEO is very happy about the money we’re saving. I hope I get the credit for the switch!

Australian Desert limes or Wild Limes are cultivated commercially in only a handful of locations
In Western Australia they are grown in Mogumber by Mark Andrew and Vickie Shina who are pioneers in this fledgling industry.
Vickie and Mark lovingly care for around 1000 trees which produce five varieties of Bush Lime, namely the Ruby, Golden, Finger, and two varieties of Desert lime.
Meyer Lemons, Wattleseed and Bush Tomatoes are also grown on their farm which backs on to the beautiful Moore River.

Critics charge CMHC once again has moved into risky territory, the last time being its decision to allow Canadians no money down on a principle residence. “Look at the fee, anytime it’s that high, you know there is a lot of risk,” said one senior mortgage industry observer.

The mortgage insurance fee for the new product is 7.25% of the total amount of the loan. So a $300,000 mortgage would have a $21,750 mortgage insurance fee.

Instead of paying the fee up front, CMHC will allow that fee to be added to the overall mortgage which can be amortized over as many as 40 years. Based on 5.8% interest, the current discounted rate for a five-year term, it would cost just over $1,700 a month to carry that $321,750 mortgage.

David Dodge, the former Bank of Canada chief, recently declared that the lending institutions were too loose with the credit strings. He intimated that things should be tightened up before rates were driven up.
He must wonder about the latest CMHC mortgage insurance maneuver. CHMC is extending mortgage insurance 100% for investment properties. This action is a radical departure from past practices concerning investment properties. Typically, a significant down payment was required to facilitate the purchase of any investment property. Now investors can purchase 1, 2, 3, 4 properties with 100%.
Clearly, this new product is designed to encourage investors to continue to invest in the current housing market. The product represents a significant advantage for investors who wish to extend their holdings.

The Aussie dollar has rallied, anticipating a higher yield spread between itself and the Japanese yen and the US dollar. This is one of the major components of Aussie dollar strength- the yield differential. The others are the commodity bull market, which creates demand for Aussie dollars, and the government’s surplus, which compared to the fiscal policy of other Anglo Saxon countries, looks downright prudent.
And while home sales plummet in the States and foreclosures rise, at least one Aussie bank reported that it hasn’t suffered much at all from the subprime led credit crunch. “Australia & New Zealand Banking Group Ltd. Job Hunting Tips for college grads in finding that first step on your career ladder.
For the majority of people these days, the career path begins once you graduate from college. But graduation day can also mean the day when the real world finally starts. College is a time for learning and choosing the field you want to pursue.
But learning about integral calculus, Homer, and supply and demand curves doesn’t necessarily mean that you are also prepared for an actual career. To get your career off to the right, take the following simple steps prior to applying, during your interviewing, and after you start your new job.
First, it is always a good idea to go to informational sessions within your field of interest and also ones being held by firms that you have applied for. These venues are not only excellent for starting to get your name circulating amongst hiring managers and allowing you to present your credentials in a more informal setting, but they also allow you to gauge the starting opportunities you will have in your field.
Secondly, at interviews, one recommendation for candidates is to be approaching them not from the viewpoint of the employer but that of the employee. Instead of being a beggar, be a chooser: you have to make sure that the environment and the employer fits you first and foremost. And finally, when once you are off and running in your new job, be proactive and take on responsibilities. Take steps to make sure that you are at the front of your manager’s mind. In the long run, your efforts will reap dividends not only in terms of promotions and raises, but also those lucrative references.

New York has a long and varied history like no other U.S. city and its supremacy in the financial world has been challenged by changes in technology and threat and realization of terrorism that we are all well aware of. While the New York Stock Exchange building at 18 Broad Street in Manhattan has been the icon of American Capital Markets and global finance for much of the last century, the majority of trades executed on the NYSE are now done electronically. The trading floor is but a shadow of what it once was as the 18 Broad trading floor moves rapidly toward its likely future as a museum.
However, New York is still home to the investment banks and access to capital that is required for a significant financial market deal. Many investment banks have moved, but most relocated nearby in Midtown or across the river in Jersey City. JP Morgan & Chase currently owns the Deutsche Bank building that has been a staunch reminder of the terrorist attack of 2001. This building has been empty since that day in 2001 and is in the middle of a long and treacherous deconstruction effort that will end up costing more than construction of the original building, due to mold and asbestos. When the deconstruction is complete however, JPMC will begin construction on its new global investment banking headquarters-reaffirming New York’s place in the global financial market.
Those who suggest that New York has been irreparably harmed by the events of the last decade certainly have not sought housing in Lower Manhattan recently, as it remains the most expensive real estate market in the U.S. Finding apartments in New York City remains a task only for the determined, presumably because the city still offers opportunities that cannot be matched elsewhere. While the financial markets continue to change, New York is still the pinnacle in global finance and a key hub in the global financial network.
