To start with, a simple mortgage calculator is useful. They let you input the amount of the principal you will be borrowing, the current interest rate, and the number of years to pay off the loan. These calculate mortgage repayments as a fixed amount over a fixed time with a fixed interest rate. If you want to work out how much you can afford, based on your current standard of living and income, a more complex mortgage calculator is useful. It takes into account other monthly expenses.

An unbudgeted annual bonus can be a wonderful windfall at the end of the year to do with as you please. It could go into savings, a special purchase, paying down your credit cards or into your house as a prepayment on your loan. When your mortgage is calculated, either fixed or adjusted, you are told how much to pay on a monthly basis. However, a mortgage calculator that specializes in additional payments will show it can be very much in your favor to consider this using your bonus as an additional annual payment.

One of the best places, you hope, to sink your capital for a good return is in real estate. However, when you provide the financing for someone to purchase their own home, your capital is tied to their ability to pay back the loan. If you’re like a lot of folks, it’s all very well to talk about negotiating a loan. What it comes down to is, what I can pay and who’ll offer me enough to buy a house for that amount. To do this, your brain soon contains words like points, buydowns, seconds, firsts, downs, biweekly and on and on. With the help of one of the many online mortgage calculators, you finally work something out, go to the title company and sign on the dotted line, many dotted lines. Then they hand you an inch-thick packet.

Points are deductible on your Schedule A, 1040 IRS return. That’s good, if you paid them and know what they are. As always, there’s something more to learn. A discount point is an additional fee you pay to your mortgage lender in return for a reduced interest rate. What this means in real terms on the cost of your loan is best worked out with a mortgage calculator - in particular, a mortgage points calculator. Generally one discount point is the equivalent of 1% of your total mortgage. This translates to a 0.125% on the agreed interest rate.

I found a wonderful financial planner who worked with me on creating a great portfolio. The mutual fund investing strategy goes well over my head but I do know that I have mostly slow and steady investments and one or two aggressive funds as well. The diversified accounts win some and lose some but I seem to always come out ahead.

I admit that I’m something of an alarmist when it comes to financial matters. I have an almost irrational fear of losing all my money or having it seized by the government. I am not too keen on keeping my savings in American banks anymore because it seems that I’m always reading about hackers compromising customer data at one financial institution or another, and I certainly don’t want to keep my money in my own home because that would just add to my constant worry. Instead, I think I should open a Swiss bank account.
